Coordinated Building Services

We produce 3D building services models and fully coordinated and constructible design documents that seamlessly transfer to construction. Designing in 3D before any work begins on-site provides the means to control costs through better physical coordination, by resolving the majority of conflicts before they become costly field issues.
Coordination is valuable because sub-contractors may have created their detailed designs in isolation, or used design information from other disciplines that has evolved and changed. As a result, installation can often start sooner, there are fewer change orders from site and less disruptions to work flow. Our coordination service brings all design disciplines together into a single 3D model to check their interfaces with each other in terms of space allocation and operability. Where sub-contractors have undertaken detailed designed in 2D we convert the drawings into 3D, but will use their 3D models if these exist.

COLLABORATION

An early stage result of coordination is a full 3D model of the building and its services that can be used by the project team and on-site for design review and communication. This results in

BIM

Coordination is an integral part of the BIM and the Building Smart process. All information from the design and construction phase is stored in an intelligent dynamic 3D model. Architects, building services specialists, engineers, facilities managers (FM), building users and owners can access and use this data to suit their own specific demands.

DELIVERABLES

Many MEP models you will see are a combination of geometric blocks which are fine for space allocation but do not allow the post-processing of data from the model later on. That is why we use CADPIPE, CADDUCT and DDS to route intelligent services that are specification and catalogue driven to ensure accuracy and build-ability.
In addition to the BIM, our deliverables include GA's, Bills Of Material and fabrication drawings.

AS-BUILT DRAWINGS

The production of as-built drawings is usually required and is the final step in the coordination process. To facilitate this we make changes to the model in accordance with site installation information. The final deliverable is a full set of as-built drawings that correspond precisely to the 3D model and are used by the maintenance team.

FACILITIES MANAGEMENT

FM M&E models are a bi-product of the process of creating coordinated model and as-built drawings. If the M&E model has been built using intelligent software, then all the attributes required for FM already exist and may be searched for and post processed with other information. Read more

HVAC

We model HVAC systems CADPIPE The accuracy of the software ensures build-ability, facilitates design detailing and allows for the production of reports if required.

PIPING

We use CADPIPE to route pipes with intelligence so that when changes are made to the specification (size/rating etc.) the model and the drawings may be updated semi-automatically. It also allows us to produce accurate Bill of Materials and use the model for FM and Asset Management.

ELECTRICAL & CONTAINMENT

Cable trays are modelled in accordance with design spec data so that realistic installation is assured. Main cable runs can be shown if required.

LIGHTING

Our models can be as detailed as our clients require them to be by incorporating electrical, lighting, telecommunication and data systems in 3D.
