Asset FM
We provide a turnkey FM & asset system complete with linked documentation
and rich in and data. Our service can be used in new-build projects
or for existing buildings where the information is in 2D. The attribute
information stored in our 3D models is extracted into an asset database.
Our service can be tailored to meet individual requirements; delivering
attribute-rich models pre-linked to maintenance archive information
in the Artra asset FM system, or just providing the intelligent models.
Artra is currently being used for Asset Management for the services
in St Bartholomew Hospital in London.
USING
AS-BUILT INFORMATION FOR FM
A
fully engineered M&E coordination model built using a specification
and catalogue driven 3D CAD application such as CADPIPE, CADDUCT or
DDS holds detailed information on each component which is automatically
placed as an attribute when the item is selected from the catalogue.
ATTRIBUTE INFORMATION
The image on the right shows how detailed attribute information is held
for each component, and it is this information that is ultimately extracted
into the FM database including: Line number, System / Service (e.g.
sprinkler), Material Class / Spec (e.g. stainless steel), Zone, Description
(e.g. Tee Reducing 100x50), End Size(s), Item Numbers etc.
3D MODEL ATTRIBUTES STORED
IN DATABASE
The Artra FM system extracts all the attributes
found in the model into a database. For complete accuracy as-built models
are included in this process so that the data held is true asset information.
SEARCH AND QUERY
A comprehensive search and query engine makes
use of the data and allows maintenance and facilities personnel to find
information and generate reports. Searches are saved into a list so
they may be undertaken quickly and a filtering system allows FM staff
to ‘get at’ the information they require as quickly as possible.

ASSET VIEWING
Artra
uses NavisWorks, the most widely used design review software in the
construction industry, as its 3D viewer. Using this 3D environment FM
and maintenance personnel can review the building in context with its
surroundings using pre-saved views for fast navigation. Once the correct
‘view’ has been found it may be printed out or emailed as
necessary. Artra uses filtering tools that allow entire systems, or
‘found components’ to be either isolated or shown with their
surroundings ‘semi-transparent’.
DOCUMENTATION LINKS
When
a 3D BIM is used for FM it is possible to link any type of electronic
information to items in the model. All the ‘linked’ information
can be searched for and retrieved through the Artra FM system. Such
information could be a spec-sheet, a design drawing, manufacturer’s
catalogue, maintenance guide, purchase order, jpeg or any other kind
of document. In this way maintenance personnel have instant access to
all the available information such as part numbers, service manuals
and maintenance records. Any item can be linked including architectural,
structural, HVAC, Piping and Containment.
Ryhti
FM
Ryhti is a development from Finland, and the tool of choice by companies
like Nokia and Senate Properties, the Finish State Real estate development
and management institution as well as front runner and staunch supporter
of BIM as a whole and buildingSMART and IFC in particular.
Ryhti provides a comprehensive tool for the day to day management of
a facility, or group of facilities, be it stand alone or web based.
All information for Ryhti is converted directly from the BIM Database
and the resulting data channelled in an ‘at a glance’ format
report for management.
